Thames Valley Market Update from Page Hardy Harris
Following on from a summer of uncertainty, Page Hardy Harris have seen a very strong end to 2016 transacting approximately 88,000 sq.ft in December. This positive market activity has continued into 2017 with approximately 122,500 sq.ft of transactions in January 2017.
Page Hardy Harris has seen this encouraging level of activity across, office, industrial and retail sectors. Enquiry levels rose across most of the sectors in Q4 2016 and have continued at the start of 2017. Kieran Webber from our Maidenhead office says,
“I am optimistic that this positive trend is set to continue. If we look across both offices in Bracknell and Maidenhead there is a marked improvement in the office sector at the end of 2016 and early 2017. Despite Industrial activity looking quieter this January there are a number of transactions in the pipeline and demand continues to be high. Regarding the retail sector although per square foot the numbers are much smaller as soon as a retail unit comes on to the market there is a flood of enquiries indicating that the demand is there.”
In May 2016 Investment and strategy for the town centre of Bracknell beat off tough competition for the Thames Valley award. James Page, from our Bracknell office, comments:
“The regeneration of Bracknell town centre has attracted employers and employees to the region. This twins with the pending regeneration of Maidenhead. Investment in infrastructure and housing, the building of modern retail centres has attracted people to live and work in the area. Major companies in the IT sector, telecoms, media and technology are based here.”
Completion of Bracknell regeneration is well underway and in August 2016 – Bracknell regeneration reached a big milestone as the first phase of a £6.25 million “greening plan” was completed. The opening of Bracknell’s new £240 million town centre is planned to take place 7th September 2017.
The Landing was granted planning permission by The Royal Borough of Windsor and Maidenhead (RBWM’) in 2015. The plans for Maidenhead regeneration – see email@example.com include up to 5,000 new homes, nearly 140,000 m2 of quality office space attracting new business, greater parking, railway station access and improved leisure facilities, including cafes and restaurants.
