According to Knight Frank in June 2015 looking at all three sectors of commercial property, the office market was considerably ahead of industrial with little growth of the retail market.  To see the full report click here June 2015 market report.

In terms of industrial space in the south east, there is continued demand for high quality space but with less availability rents are being driven up. According to Lambert Smith & Hampton (click here for LSH Industrial market report) the lack of availability, rather than occupier demand is the key issue. Construction of new industrial space has been slow however there is an increase in speculative investment predicted to meet the demand for high spec industrial stock.

Currently occupiers are having to consider older units that have been refurbished to a high standard with good amenities.  An example of this is Unit 49, Bracknell West Trading Estate in the heart of Bracknell’s industrial area. This is a fully refurbished warehouse unit with ample parking and large yard with excellent transport links to Junction 3 of the M3 and Junction 10 or the M4 motorways.
