In terms of industrial space in the south east, there is continued demand for high quality space but with less availability rents are being driven up. According to Lambert Smith & Hampton (click here for LSH Industrial market report) the lack of availability, rather than occupier demand is the key issue. Construction of new industrial space has been slow however there is an increase in speculative investment predicted to meet the demand for high spec industrial stock.
Currently occupiers are having to consider older units that have been refurbished to a high standard with good amenities.
