Page Hardy Harris successfully acquire 5,600 sq.ft of Grade A Office Space at Waltham Park near Maidenhead for their client Orthofix.
At the beginning of the year, Page Hardy Harris Maidenhead were retained as the sole acquisition agent by Orthofix Ltd to locate and secure a new office providing advise throughout the process. Kieran Webber from our Maidenhead Office headed up the acquisition.
Orthofix are a global medical device company headquartered in Lewisville, Texus and their UK HQ was situated in Maidenhead on Cordwallis Park. The company provides their specialist medical devices across the whole of the UK and to over 50 countries worldwide, so the UK sales team needed to be in a well-connected location with easy access to Heathrow airport and access to ample onsite parking.
For these reasons twinned with staff retention, a search was undertaken by Page Hardy Harris to locate potential new offices in Maidenhead and surrounding towns. Furthermore, the new office would need to be ‘client facing’ in order to deliver an appropriate image for the company, as well as providing a positive working environment for staff.
After searching, reporting and viewing various properties with our client, a shortlist was produced and negotiations commenced by Kieran.
- Waltham Park was an office which provided great accessibility to the local motorway network and offered excellent on site parking.
- The office building had just been comprehensively refurbished to provide new energy efficient LED lighting, metal ceiling tiles, full accessed raised floors and an impressive double height reception area.
- The available office space had natural daylight on three elevations and was efficiently configurated, reducing the amount of space required which lowered the occupational costs for our client.
A new 10 year lease has now completed on 5,600 sq.ft of office space.

Page Hardy Harris worked alongside building surveyors, solicitors and contractors throughout the process. We worked very closely with CBS Office Interiors, based in Ascot, who were the retained fit-out specialists. CBS carried out a space audit at the beginning of the journey to ensure the correct amount of space was being sought. Also, they space planned the shortlisted options to assist in deciding the best option for our mutual client. The fit-out works are currently being carried out and we are excited to see the finished product which is due to be delivered early next year.
